More than 13 years ago, before I was in the mortgage business, I was at the point where you are now. I was frustrated, angry and a little bit embarrassed to apply for a loan.

You see, my wife and I wanted to buy our first home together. But, we didn’t have a lot of money and our credit was very limited. Plus, we weren’t at our jobs very long. We were typical first time home buyers.

Like many buyers, we were looking for a home before we had our mortgage all lined up and ready to go. At that time, we didn’t know it was best to get our loan pre-approved first before we started to look at homes.

In fact, our Realtor didn’t even ask us about our qualifications. Despite not knowing if we could even be approved for a loan, our Realtor advised us to put in an offer on a home we liked. So, we did just that. We made an offer and our Realtor presented it to the Seller.

A day later we found out that our offer was accepted! We were extremely excited about buying our first home. But, at the same time, we were really nervous. We were worried about losing the house and what would happen if our loan was turned down. Would we be able to afford it? And how much was our monthly payment going to be?

The closing date was only a few weeks away and we didn’t even know if our loan would be approved. I was very anxious and my wife was on pins and needles! The whole loan approval process was new to us and we didn’t know what to expect.

I remember the day we met with our Loan Officer. His name was Bob Guidice. And he said he was in business of helping people buy homes.

Bob said most of his clients were just like us, people who thought they couldn't buy a home. Bob went over and explained a lot of forms to us. He made it easy for us to understand them.

One of the forms showed us how much money we would need and what the monthly payment would be. We were relieved when we found out how much money we needed. Thank goodness, it wasn’t very much. And best of all, he reassured us that our loan looked fine.

To make a long story short, our loan was approved, we closed on-time and we bought our first home! Like many first time home buyers, we didn’t stay in our home very long. Just a few years later we decided to sell it.

When we sold our home, guess what happened next? We walked away with a $30,000 check in our hand. Now that was really cool! And I must admit it, for us, $30,000 was a lot of money back then.
